What is an assumable mortgage?

An assumable mortgage allows buyers to take over a seller’s existing loan and low-rate mortgage. Roughly 20% of mortgages today are assumable. 

Does my seller have any risk in allowing a buyer to assume their mortgage?

This is actually one of the biggest misconceptions to assuming a mortgage loan. The seller takes no ongoing risk once the buyer assumes the mortgage.

What kinds of mortgages are
compatible?

HomeLight is currently able to work with buyers & sellers who qualify for and/or have FHA & VA mortgages.

What is the cost of the program for my clients?

There is a program fee of 1% of the home’s price, with a minimum fee of $5,000. An additional minimal service fee for HomeLight to manage your mortgage is built into the monthly mortgage payments.

How does HomeLight Ultra work for buyers?

Buyers interested in purchasing a home through HomeLight Ultra can assume the mortgage at the seller's current low rate. For the remaining equity in the home, the buyers will have an option to receive a second mortgage.
